Has anyone used one of those kitchen remodeling places that advertice a complete remodel for $3995-4995?
The ads say that they include solid oak cabinets and granite countertops (with certain specifications as to cabinet size and linear feet of counter), as well as demolition and installation. (This is in Southern California, San Gabriel Valley area.)

    Yes, what state do you live in? I live in Washington state. I take care of people in their homes that are disabled. I do know that one woman I was taking care of first received her motorized wheelchair paid for by the state and then when her case manager was visiting and asked what else she needed, I said a ramp so she could use the wheelchair outside. Also, she needs to have her tub taken out and a shower installed instead and a wider door put on her bathroom.

    Her case manager got everything set up. Everything was done for her completely free. She is very low income though, so if you are not you may have to pay at least a portion of the costs associated with whatever it is that you need done.

    Anyway, I could try to find out more, but I would need to know what state you live in.

    New windows are a little harder to sell. But, old leaky windows make bad impression so there's definately value "NOT subtracted"

    Walkway and granite steps make great first impression and therefore are great asset. Actual added value hard to say but first impressions are so important

    Sounds to me like you put money in the right places.

    I am not sure of any special building codes in Florida but normally you will have to use a header (double LVL) above the opening that is supported by 2×4 (jack) studs on each end. To be safe, you should use 2 2×4's on each side of the opening to support the header. The bottom sill can be framed in with 2×4's as well.

    Depending on the span you want to open, you may want to get an engineer to review the span to make sure the load above is not too much- they can also tell you the size of the LVL to use. LVL's are also called "glue laminated beams"

    By law only a certified construction contractor can relocate a gas line, and it needs to be re-certified by the code enforcement agency where you live. Fear of death by explosion should impel you to make the right decisions here!

    I build a kitchen last year with a double oven. The designer should be able to select a cabinet from the stock company you are using like Craft Maid for example for that oven check the dimensions carefully. You can build one but you have to be skilled and have the right tools. I have built kitchens with those cabinets. they have oak where I am. They are just a simple box with doors. you could buy the doors and make the box out of lumber. Get some printed material from the design desk that includes the measurements for that cabinet or you could buy something close to it.
